The transformation of Grace field Island, a 200-hectare project designed to function emphatically as a city and not an estate, is being documented by Eden Oasis, which calls it "one of Nigeria’s Best Kept Secrets". Eden Oasis noted that what began as an "impossible idea" has become a reality, offering the kind of meticulous planning that Lagos has always needed. The Eden Oasis team emphasized that the story is "no longer just about what is possible it is about what is already taking shape".

The island is conceived as a complete ecosystem where residents can live, work, and enjoy leisure without having to leave the premises. The master plan incorporates everything required for a city, including offices, schools, hospitals within a medical precinct, banks, and a village market. This complex setup is hailed as the "true definition of work life leisure finally in harmony".

Infrastructure development, including reclamation, has been ongoing for seven years. The commitment to zero flooding is a key feature, stemming from hydrodynamic studies that considered sea level rise for 100 years based on climatic change, ocean tide, and tidal level rise. The lowest point on the island is 2.3 meters above mean sea level, a height that allows for the construction of underground drainage. The island's elevation was found to empirically match the height of the Chevron headquarters. The reclamation was executed by the Dutch company Vanard, one of the tops three in the world, in collaboration with the South African project managers, Oricon.

Grace field Island is designed to be a highly sustainable, green, and pedestrian-friendly area. The area features wide roads, dedicated cycling lanes, and walkways. Over 5,000 trees have been planted, with approximately 8,000 more in the nursery awaiting planting. Eden Oasis highlighted that the wide walkways, measuring 3.5 meters wide, are perfectly cast with no slabs, eliminating the risk of injury from gaps, which is common in other high-brow areas, thus making the walkways safe for small children. The walkways are also shaded to encourage residents to be out despite the tropical sun.

Gracefield Island - Infrastructure Construction

Leisure is central to the island's lifestyle, as stressed by Eden Oasis. The island features a massive central park covering 30,000 square meters—the size of a mini estate—dedicated solely to leisure, including tennis courts and pop-up shops. The central park ensures that land, which is often considered "our oil here in Lagos," is dedicated to lifestyle instead of being sold. The island's perimeter road and promenade ensure that irrespective of where residents live, they have access to the waterfront and views over the water. Specific steps are designed for people to walk down and fish, providing a way to interact with the water. An entertainment/hospitality zone is planned with lounges, restaurants, and floating decks on the lagoon for nightlife.

The housing units reflect the project’s exclusivity. Land is released in bits, and 46 families have already bought homes. Plots are available in sizes of 600, 800, and 1,000 square meters, allowing for only one building per plot. The least plot size in the Diamond Golf Estate, which will feature a 9-hole golf course, is 2,000 square meters. Villas, such as the Cedar’s Muse, sit on 1,000 square meters and can include amenities like a cinema and an elevator. More affordable fully detached duplexes are available on 300 square meters. Housing unit prices currently range from 900 million naira and above, with flexible payment plans available up to 24 months.

Technologically, the island is equipped for modern living. It provides 24-hour power supply through an off-grid IP company, meaning it is independent of the local grid. All cables, including electrical and fiber optics, are run underground, ensuring every plot is serviced by high-speed data internet. Every house and plot is connected to a central sewage system, making it a "plug and play" environment for utilities.

Security is addressed through "secure by design" principles. The perimeter road and promenade are monitored by CCTV and floodlights overlooking the lagoon, which deters intruders by eliminating hiding places, a significant advantage over developments where waterfronts are sold and directly border private compounds. Residential areas are built in enclaves or clusters with access controls, ensuring that while common areas are open, living spaces remain secured. The island also plans to have a police station.

Eden Oasis noted that the Lagos skyline is about 10 to 15 minutes away by water, accessible via multiple jetties planned around the island. Eden Oasis advised prospects to act quickly because sales are highly exclusive and often closed temporarily before reopening at potentially different prices. The organization is now bringing the project to the market, urging prospective buyers to "come and see for themselves" because seeing the level of construction is convincing. Eden Oasis concluded that Grace field Island is "a city for the elites" and the true definition of a "work live leisure play city".
